Sun Room - North Scarle, Lincoln

The client brief for this project was to provide an attractive addition to their home, in keeping with the existing dwelling whilst providing lots of natural light and space whilst maximising the rural field views.

Following consultation with the client the design solution was to provide a fully vaulted sun room with feature gable window and large bifold doors opening into the garden. Matching traditional materials were utilised in the build with limestone detailing, reclaimed style brickwork & a clay rosemary tile to complement.

The end solution provided the client with exactly what they wanted a light, bright and airy addition that can be used all year round.

Millers Court, Sturton By Stow

This project was for a long-standing client and local developer. Ashwood assisted the client with the site acquisition and development appraisals with three separate landowners.

The development consisted of four 1 & ½ storey traditional dormer properties and a single bungalow. Due to the immediate proximity of neigbouring residential dwellings the proposals were carefully considered in terms of layout amenity and design and duly submitted to the local planning authority for consideration, the application was subsequently approved with in the statutory timeframe.

The proposals took on a traditional design appearance utilising York handmade bricks with a white mortar, a mixture of traditional slate and pantile roofs complimented by cream woodgrain windows, traditional brickwork detailing and feature oak porches.

Ashwood provided the client with a ‘one stop shop’ coordinating the entire project from land acquisition through to completion and sale of the dwellings, providing full design and technical services throughout, to include but not limited to full design, planning and building regulations, mains service applications, section agreements & construction coordination.

The finished project has provided a high quality small rural development that enhances the local area.

New Garage Building With Office Above - South Clifton

This project was for the demolition of an existing dilapidated timber garage and replacement with a new garage, store and w.c at ground floor and a home office in the roof space to meet their working from home needs.

The site is located withing the designated Conservation Area of South Clifton. The Old Garage House itself is an historic cottage sat prominently on High Street at the junction to Front Street. The age, form and appearance of the cottage contribute positively to the character and appearance of the Conservation Area.

Following a previous refusal for a replacement garage with a local Architect in Lincoln. Ashwood were appointed to overcome the previous concerns of the local planning authority and conservation officer.

The design proposal was to provide a sympathetic replacement building utilising a soft palette of materials of thermowood timber cladding with reclaimed brick detailing inspired from the host dwelling. The end result was that the planning application was approved within the statutory timeframe and the clients now have a fantastic addition to their property enabling them to work from home in a designated office space.

Chapel Conversion - Carlton Le Moorland, Lincoln

The project was to covert a former disused chapel into two storey residential accommodation associated with the existing adjoining property, in order to create a large family home for the owners.

Notwithstanding the lack of any formal designation, the building had some local historic interest and the scheme needed to secure a viable long term reuse of the building, the scheme was designed to sympathetically restore the former chapel and improve its contribution to the street scene. All external alterations proposed were modest in nature to respect the heritage of the building

When working with historic buildings always prepare for the unknown, during the project discoveries of a baptismal pool, memorial stones and grave coverings were found, these were sensitively retained and incorporated as far as possible into the design proposals.

The internal layouts provided open plan living accommodation at ground floor, with additional bedroom accommodation for the family to the first floor.

Plan my house worked closely with the client throughout the project to ensure all design, detailing and technical solutions were appropriate for the historic building and met the needs of the homeowner to create a fantastic modern living space.

New Garden Office - Lincoln 

Cropping up at the bottom of gardens up and down the UK is the latest trend among the country’s home workers the Garden Office.

After more than a year working from kitchen tables, sofas or spare bedrooms, many of us are looking to carve out a quiet workspace in our garden.

Moving forward since the Pandemic started very few office-based staff expect to go back to their desk for five days a week.

There are many positives to garden office buildings over and above traditional extensions. They are versatile spaces that can be used for a whole host of uses. Dependant on size limitations they can often be carried out without planning permission or building regulations. Whilst building they are less disruptive than traditional extensions.

There have been a lot of companies jumping on the office / shed bandwagon, providing glorified garden sheds which are often substandard in build & specification.

A client approached us for our opinion on the ‘off the shelf’ solution. We managed to design a far superior product at a similar cost bespoke to their requirements.

The building consisted of a 225mm reinforced concrete slab, Fully insulated timber frame with cedar cladding. Fibreglass roof with 20 year guarantee, full air conditioning & electrics.

This building will be standing in as good a shape as it is today long after many of the ‘off the shelf’ garden sheds are ready for he skip.

Single Storey Sunroom 
Potterhanworth Booths, Lincoln 

This project was for a long-standing client. This existing stonework dwelling sits in a small hamlet within the open countryside.

Following previous successful works carried out on the property the client wanted to create a large sunroom to the rear of the property to maximise the 360 degree views of the established gardens arounds

Following various proposals, it was decided to progress with a flat roof option due to the low level first floor windows creating a simple outdoor terraced area with large overhanging roof. The extension featured large bifolding doors leading to the terrace, with large, glazed roof lanterns to maximise the light.

In order to integrate the proposals with the traditional stonework host cottage a buff-coloured reclaimed brick was utilise with an ornate timber fascia details resulting in the traditional appearance whilst providing a modern internal area for the family's needs
